Do You Need a Certified Inspector?
For residential projects, you can collect your own samples and mail them to an accredited lab — this is legal in Texas for homeowners. Alternatively, a certified asbestos inspector can assess your home and collect samples professionally ($200–$500 for a full inspection). For peace of mind and documentation (especially if selling the home), a professional inspection is worthwhile. For a single garage floor, a DIY sample sent to a lab is usually sufficient.
Accredited Labs That Serve Houston
Look for labs accredited by NVLAP (National Voluntary Laboratory Accreditation Program) or AIHA. Several labs accept mailed samples with results in 24–72 hours for $25–$60 per sample. The EPA's NESHAP protocol recommends testing at least 3 samples per homogeneous area (same tile type, same era). For a garage floor, that typically means 3 samples of tiles and 2 of the mastic adhesive.
How to Collect a Sample Safely
If you collect your own samples: wear an N-100 respirator, nitrile gloves, and safety glasses. Wet the area with water mixed with a drop of dish soap (wetting reduces fiber release). Use a knife to chip off a small section of tile and adhesive — about the size of a quarter. Place in a zip-lock bag labeled with location and date. Do not break tiles into small pieces or grind them. Patch the collection spot with duct tape when done.
After the Results
Negative result: we proceed with normal diamond grinding and epoxy. Positive result: we refer you to licensed abatement contractors in the Katy area (including the companies listed on our asbestos testing guide). Abatement is followed by a clearance air test, and once cleared, we schedule the epoxy installation. The whole process typically adds 1–2 weeks to the project timeline.
