What Is Black Mastic?

Black mastic is the dark, tar-like adhesive used to glue floor tiles to concrete from the 1920s through the early 1990s. It was derived from coal tar or asphalt, and asbestos fibers were frequently added as a reinforcing agent. It's common beneath vinyl floor tiles, linoleum, and even ceramic tiles in homes built before 1990. The adhesive can contain asbestos even when the tiles above it do not.

Why It's a Problem for Epoxy

Diamond grinding — the required prep for a properly bonded epoxy floor — will pulverize black mastic. If asbestos is present, grinding releases fibers into the air. Even without asbestos, black mastic creates an adhesion barrier beneath epoxy. It must either be removed or encapsulated with a specifically designed primer system.

Testing and Abatement

Testing black mastic is identical to testing tiles: a small sample is collected (typically 2 teaspoons) and sent to an accredited laboratory. If asbestos is confirmed, licensed abatement contractors remove the material using wet methods and negative air pressure. Abatement typically adds 1–3 days to the project and $500–$2,000 in cost depending on square footage.

After Abatement

Once the abatement contractor provides a clearance certificate, we return to grind and prep the now-bare concrete. In some cases, a residual thin layer of mastic remains after abatement (abatement companies remove the bulk, not every trace). This is addressed with an encapsulant primer before the full epoxy system. We handle this transition so you don't have to coordinate multiple trades.
