The Cypress Cracking Problem
The Cypress-Fairbanks area sits on Harris County's Lake Charles clay series — one of the most expansive soil formations in Texas. This clay swells dramatically when wet and shrinks when dry, cycling several times per year with Houston's feast-or-famine rainfall pattern. The result is persistent heave-and-settlement movement beneath garage slabs that, over 10–20 years, produces cracking in virtually every slab in the region regardless of quality of construction.
Cypress Creek and its tributaries add to the problem. Neighborhoods along the floodplain — Cypress Creek Lakes, Lake Shadows, Stonegate — experienced significant soil saturation during Harvey and subsequent storms. Saturated clay that dries creates severe shrinkage voids beneath slabs, accelerating crack formation and slab settlement.
Crack Types in Cypress Garages
- Shrinkage cracks: Thin, map-patterned (crazing) or straight. Form during initial concrete curing; typically cosmetic
- Settlement cracks: Often diagonal from corners; indicate soil movement beneath the slab
- Heave cracks: Center of slab raised with edges dropping; result of clay swelling pressure
- Control joint failure: Cracks at saw-cut joints that have displaced vertically — trip hazard and water infiltration risk
Our Cypress Process
We map crack locations, measure width and displacement, and tap-test for voids beneath the slab. Structural cracks (displacement > 1/8") receive polyurea injection. Cosmetic cracks receive surface fill.
V-groove routing followed by two-part polyurea injection. Polyurea is flexible, bonds tenaciously to concrete, and accommodates the ongoing clay movement typical in Cypress-area slabs.
Flush-grind of injected repairs, followed by full-slab shot blasting or diamond grinding to CSP 3. Establishes the mechanical anchor profile epoxy requires.
Moisture-vapor-barrier primer, color base coat, decorative flake, and UV-stable polyaspartic topcoat. For active slabs on high-clay soils, we specify a crack-bridging topcoat formulation.
