Soil Variability Across Katy's Communities

One of the most important things to understand about Katy's master-planned communities is that they don't all share the same soil profile — and that difference directly affects epoxy floor performance and pricing.

The communities west of Katy-Gaston Road — including parts of Cane Island and newer Waller County developments — sit on sandier transitional soils with lower shrink-swell activity and better drainage. Moisture vapor emission rates (MVER) in these areas typically run 2–5 lbs/1,000 sq ft/24 hrs, which is well within standard epoxy installation parameters.

Communities east of I-10 and south of Westpark Tollway — including much of Cinco Ranch, Grand Lakes, and Seven Meadows — sit on Fort Bend County Vertisol clay. These soils have shrink-swell ratings of F3–F4 under Australian standards, comparable to expansive clay in the UK classification. MVER in these areas runs 4–9 lbs, requiring moisture-tolerant primer on all installations.

Cinco Ranch Soil Note: The northern sections of Cinco Ranch (north of Bay Hill Blvd, Harris County side) tend to have slightly lower MVER than the southern Fort Bend County sections due to different drainage characteristics. We also recommend adding anti-fatigue considerations to the spec for gym and workshop applications — either a medium aggregate in the topcoat for a slightly textured feel underfoot, or a quartz broadcast for a more substantial surface profile.
