Conroe Proper
Montgomery County seat with a wide mix of home vintages — 1950s downtown bungalows through 2010s suburban builds. Older slabs near downtown often show shrinkage cracks and surface scaling. Full mechanical prep required.
The Woodlands (north zones)
North Woodlands villages (Creekside Park, Sterling Ridge, Panther Creek) border Conroe. Newer slabs, generally well-spec'd construction. Standard diamond grind and chip system popular with homeowners here.
Willis
North Montgomery County community near Lake Conroe. Mix of rural acreage properties and newer lakeside developments. Soil conditions vary — sandy loam near the lake, transitional clay further inland.
Magnolia
Fast-growing community west of I-45 along FM 1488. Predominantly newer construction (2010s–present). Sandy loam and loamy sand soil in most of this area — generally favorable for epoxy adhesion with proper prep.
Montgomery / Lake Conroe
Lake Conroe shoreline communities including April Sound, Walden, and Bentwater. Many homes are primary residences or converted vacation properties. Pier-and-beam and slab-on-grade both common depending on age.
New Caney / Porter
Southeast Montgomery County communities along US-59. Transitional zone between Montgomery County sandy soils and Harris County clay belt. We assess soil type per project — prep approach varies accordingly.
Sandy Loam vs. Houston Clay — Why Soil Type Matters for Epoxy
Most epoxy contractor education is centered on Houston's notorious black clay (Vertisol) soil — the kind that heaves, shrinks, and cracks slabs over multi-year cycles. Conroe and northern Montgomery County sit on a different geologic formation: the Beaumont and Willis Sand formations, which produce sandy loam and loamy sand surface soils with far better drainage characteristics.

The practical result: Conroe-area slabs tend to have lower moisture vapor emission rates and less seasonal slab movement than comparable Houston properties. This generally means a simpler system specification is appropriate — though we still test every slab before committing to a product spec.
Homes within a few hundred feet of Lake Conroe or major drainage corridors (Spring Creek, West Fork San Jacinto) can exhibit elevated MVER due to seasonal groundwater table changes. We test these properties the same as we would a Houston bay-area slab.
