Firethorne sits on the expansive clay soils common to far west Katy and Fulshear. Even on younger slabs, that soil swells and shrinks with the seasons, producing the hairline cracks and minor joint movement we see across the region. The newer concrete is usually flatter and cleaner, which is an advantage, but it doesn't eliminate the need for mechanical prep.
We diamond-grind every slab to an ICRI CSP 2–3 profile, fill any cracks with rigid polyurea, and honor control joints so the coating bonds into the concrete and moves with it. This is what separates a floor that lasts from one that lifts.
Why Younger Slabs Still Need Moisture Testing
Counterintuitively, newer concrete can carry more moisture risk than older concrete. Slabs poured in the last 10 to 15 years may still be releasing construction moisture, and on Firethorne's water-retaining clay, vapor emission can run high. We test moisture vapor emission rate (MVER) and relative humidity before choosing a system, and use a moisture-mitigating primer when needed so the finish never blisters.
