Each community has its own slab characteristics, HOA considerations, and build-year profile that affects how we approach the floor coating. Here's what we know about each area we serve.

Neighborhoods We Serve

Cinco Ranch

Est. 1991 — 10,000+ Homes

Largest Katy-area community. Slabs range from early 1990s (higher MVE risk) to mid-2010s phases. Popular finish: white and light gray chip for the showroom look in larger 3-car garages.

Firethorne

Est. 2005 — Katy/Fulshear Border

Mid-2000s slabs, generally good condition. Upscale community with high interest in metallic and full-flake decorative systems. 3-car garages common.

Cross Creek Ranch

Est. 2009 — Fulshear Adjacent

Newer slabs (post-2009) in excellent structural condition. High-end homes with workshop-grade garages common. Trending finish: slate gray full flake with matte topcoat.

Pine Mill Ranch

Est. 2006 — West Katy

Mid-size community with varied slab ages. Proximity to Barker Reservoir makes MVE testing especially important here — we always test before quoting.

Elyson

Est. 2016 — Far West Katy

Newest large community in the area. Slabs post-2016 with lower MVE risk. Higher-end builder specs. Popular finish: white metallic or white chip — lots of bright, showroom-style garages.

Cane Island

Est. 2015 — Central Katy

Closer-in location to I-10 interchange. Post-2015 slabs, good condition. Mix of standard and workshop-grade garages. Decorative chip most common finish request.

Falcon Ranch / Katy Lakes

Est. 2000s — North Katy

Early-to-mid 2000s build vintage. Solid community with many homeowners upgrading older floors that have worn or stained. Oil contamination cleanup common in this vintage range.

Mason Creek / Nottingham Country

Est. 1980s–1990s

Older established neighborhoods near downtown Katy. Slabs 30–40 years old require careful assessment — surface hardness testing, crack mapping, MVE check before spec is finalized.

Seven Meadows

Est. 2002 — Cinco Ranch Adjacent

Mid-size gated community. Early-2000s slabs in generally good condition. Standard 2-car and 3-car garages. Solid color and chip both popular.

Woodcreek Reserve

Est. 2010s — West Katy

Newer build, post-2012 slabs. Mix of standard and premium finishes. Workshop conversions with workbench areas and floor drain details are common requests here.

Grand Lakes

Est. 2000s — Katy/Houston Border

Large community straddling the Katy/Houston boundary. Good slab ages (2000–2015 range). Near energy corridor commuters — pro-grade finishes popular here.

LaCenterra / Cinco Ranch Town Center

Commercial Area

Mixed-use retail and commercial district near Cinco Ranch. We serve the commercial garage and warehouse spaces in this corridor in addition to residential work throughout the area.
