"Lifetime warranties," "10-year guarantees," and similar phrases are common on contractor websites — and almost none of them are what they appear to be on first reading. Understanding what a realistic, legitimate warranty actually covers is one of the most important things a homeowner can do before choosing a contractor in the Katy and Greater Houston market.
What a Legitimate Warranty Covers
A legitimate epoxy floor warranty covers defects attributable to the contractor's materials or workmanship — not every conceivable failure mode. Here's what should be included in any honest warranty:
- Delamination from prep failure: If the coating peels because the contractor failed to achieve adequate surface profile (CSP) before application, that is a workmanship defect and should be covered.
- Intercoat adhesion failure: If the topcoat separates from the base coat due to improper application timing or surface contamination between coats, that's a workmanship issue.
- Excessive premature fading (UV): If an aliphatic (UV-stable) topcoat was specified and significant yellowing or chalking occurs within the warranty period, that may be a material defect.
- Pinholing or blistering from dew point error: If blisters appear within the first 30–90 days due to the contractor applying in improper humidity conditions, that's a workmanship defect.

"Lifetime Warranty"
Whose lifetime? The product's? The company's? Ask for the full written warranty document — "lifetime" with no written terms is unenforceable marketing language.
No Written Document
A verbal warranty is worth nothing. If a contractor won't provide warranty terms in writing before you sign a contract, that warranty doesn't exist.
Warranty Voids on Homeowner Cleaning
Some warranties void coverage if you clean the floor with any product other than what the contractor sells. Ask specifically — this is a revenue trap, not a legitimate condition.
No Exclusion List
A warranty with no exclusions is either extremely vague or dishonest. Legitimate warranties are specific about what is and isn't covered.

- Is MVE-related failure covered? If the contractor didn't test your slab and MVE causes delamination, they should cover it. If they tested, documented, and used the appropriate primer — it falls to the slab conditions.
- Is hot tire pickup covered? If they applied an aromatic epoxy topcoat in Houston's summer heat, pickup is predictable — and that's on them. Aliphatic topcoats should be warranted against hot tire issues.
- What happens if the company closes? Many epoxy "franchises" operate on a territory model. Ask if warranty transfers to the franchisor if the local operator exits.
