One of Texas's largest master-planned communities. Newest sections have modern slabs with vapor barriers. Older Sienna Plantation sections may show early clay movement cracking.
Quail Valley
Established 1970s–1990s community. Many slabs lack underslab vapor barriers — MVE testing recommended. Golf course lots have high soil moisture retention.
Lake Olympia
Waterfront community adjacent to Missouri City lake system. Proximity to open water elevates MVER — moisture-tolerant primer is standard spec here.
Hunters Glen / Ridgemont
1980s–2000s construction. Mixed slab quality — some show good condition; others have perimeter cracking from clay soil cycling.
New Territory
Straddles the Sugar Land / Missouri City border. 1990s–2000s master-planned construction with generally well-maintained slabs.
Cinco Ranch (MO City side)
Eastern sections of Cinco Ranch fall within Missouri City limits. Mid-2000s construction — typically straightforward coating candidates.
Sienna vs. Quail Valley: Two Very Different Slab Profiles
Missouri City's newest and oldest neighborhoods illustrate why a one-size approach to epoxy fails. Sienna's newest phases feature engineered slabs with polyethylene vapor barriers and tight compressive strength specs. Quail Valley's 1970s pours often have none of these features.
