Shadow Creek Ranch
One of the largest master-planned communities in Pearland. Early-to-mid 2000s slabs in good to excellent condition. Large homes, 3-car garages common. Full-flake and metallic finishes popular.
Silverlake
Established mid-1990s community. Slabs showing typical age — some oil contamination, surface hardening. First major coating job common for this generation of homeowners.
Pomona
Newer master-planned community in south Pearland. Post-2014 slabs, minimal prep required. Active growth phase — new residents upgrading garages immediately after move-in.
Meridiana

Country Place / Clear Creek Village
Older established neighborhoods near Clear Creek. 1980s-1990s vintage slabs. More variability in condition — some slabs have significant history. Full assessment required at estimate visit.

Pearland-Specific Slab Considerations
Pearland's location — largely at or below sea level on the Gulf Coastal Plain, adjacent to Clear Creek and with portions of the city that were historically prone to flooding — creates some of the most challenging moisture vapor conditions in the Greater Houston metro. The Brazoria County clay soils are highly expansive and retain ground moisture year-round.
MVE testing is particularly important in Pearland. Communities near Clear Creek (Country Place, Clear Creek Village) and low-lying sections of older Pearland neighborhoods have tested as high as 10–14 lbs/1,000 sq ft/24hr in our experience. These are addressable — but they require the MVE primer step, not a standard base coat applied directly to the slab.
Newer communities in south Pearland and Meridiana (post-2012 construction) generally test at lower rates due to modern slab design and better drainage infrastructure, but we always verify before spec regardless of build year.
