One of the premier master-planned communities in Fort Bend County, technically in Fulshear. Post-2009 slabs, excellent condition. High demand for premium finishes — metallic, full-flake, custom borders.

Jordan Ranch

Est. 2016 — Fulshear / Katy Adjacent

Fast-growing newer community between Katy and Fulshear on I-10. Post-2016 slabs in new condition. Large homes, standard to oversized garages. Clean slate — minimal prep required.

Long Meadow Farms

Est. 2002 — Richmond / Pecan Grove

Mid-2000s community in the Richmond area. Early 2000s vintage slabs. Good condition overall with some oil staining in older sections. Standard prep, 2-car predominant.

One of the oldest master-planned communities in Fort Bend County. Slab ages from late 1970s to early 2000s. Older slabs require full assessment before spec. Many homeowners doing first-time floor upgrades here.

Brazos River floodplain consideration: Properties in Pecan Grove, parts of Richmond, and areas near the Brazos River corridor may have higher MVER due to proximity to the river and its historic floodplain. If your property flooded in Harvey (2017), Imelda (2019), or other events, have a contractor test before coating — even slabs that dried out and appear fine may have elevated long-term moisture profiles. We test every job before quoting.
