Spring TX — the unincorporated community spanning Harris and Montgomery counties north of Houston along I-45 and the Grand Parkway — has grown dramatically over the past two decades. From the established Champions golf corridor to the newer master-planned communities like Gleannloch Farms and Harmony, Spring presents a wide range of garage floor conditions and homeowner profiles. We serve the full Spring area as part of our extended Greater Houston service territory.

Gleannloch Farms
Large master-planned community in Klein ISD. Early 2000s build vintage, good slab conditions. Upscale community with strong demand for premium finishes. 3-car garages common.
Harmony
Newer master-planned community east of I-45. Post-2009 slabs in excellent condition. Active growth with new sections still under development. Clean slabs, minimal prep complexity.
Springwoods Village
Newer mixed-use and residential community near ExxonMobil campus. Post-2014 construction, premium homes, high-end finish expectations. Metallic and full-flake popular.
Champions / Cypresswood
Established golf course communities. 1970s–1990s slab vintage requiring careful prep assessment. Strong upgrade demand — many long-term homeowners doing first floor coating.
Sawmill Lake / Spring Creek Forest
Established wooded neighborhoods. Mature slab ages. Varied condition — some excellent, some requiring remediation. MVE testing standard here given the wooded, moisture-retaining environment.
Augusta Pines / Windrose
Early 2000s communities near Woodlands border. Good slab conditions. Mix of 2-car and 3-car configurations. Popular finishes: chip and solid color.
Spring TX Slab Notes
Spring spans a broader geographic range than most communities we serve — from the sandy loam soils near The Woodlands in the north to the heavier clay soils in southern Spring near Houston's city limits. This soil variability means MVE conditions vary significantly by location within Spring, and we test every job regardless of area reputation.
The Champions and Cypresswood communities date from the 1970s–1980s — some of the oldest residential slabs in our service area. These slabs are well beyond the age range where surface hardening and oil saturation are universal, and they require extended diamond grinding time. They can be coated successfully, but the prep bid is typically higher than for a 2010s-era slab.
