What Sugar Land Slab Conditions Look Like
Sugar Land and Fort Bend County share many of the same soil characteristics as Katy — expansive clay, high water table in low-lying areas near the Brazos River and its tributaries, and slab-on-grade construction throughout. MVER testing is standard practice for us in this area.
Older First Colony and New Territory slabs (1980s–1990s vintage) commonly show oil saturation from decades of vehicle use, surface hardening from long-term carbonation, and occasional minor crack networks from clay shrink-swell cycling. These are addressable with proper prep — diamond grinding for oil removal and surface profile, polyurea crack filler, MVE primer where indicated — but they require an assessment before a system is specified.
Newer communities (Telfair, Sweetwater, Riverstone — post-2005) generally present with clean, well-conditioned slabs that require standard prep and no special remediation.
