How We Fix a Peeling Epoxy Floor in Katy TX

Katy Floors Epoxy — Serving Katy, TX & Greater Houston

Step 1: Failure Analysis

Before touching the floor, we diagnose. We inspect the failure pattern (is it peeling at the perimeter first? In tire tracks? In random spots?), do a bond strength test, check moisture, and ask about the installation history. The failure pattern tells us the cause; the cause tells us the correct repair sequence. Skipping diagnosis means repeating the failure.

Step 2: Full Coating Removal

Partial removal (scraping peeling sections and recoating over intact sections) is a temporary fix that never holds. Shot blasting the entire floor removes all failed coating and simultaneously profiles the concrete for the replacement system. For smaller areas or where shot blasting access is limited, angle grinders with diamond cups accomplish the same result.

Step 3: Address the Root Cause

If the failure was moisture: install the correct moisture-barrier primer. If oil: degrease, grind deeper, apply oil-blocking primer. If temperature during application: document and plan the repair for appropriate weather conditions. If wrong product: specify the correct chemistry. The repair is only as good as the root cause correction.

Step 4: Correct System Installation

The replacement system is installed with full professional protocol: moisture test, correct primer, 100% solids epoxy base coat, broadcast aggregate for texture and adhesion, and commercial polyaspartic topcoat. Total film build 35–50 mils. This is the system that was warranted the first time — we install it correctly the second time.
