Getting three quotes for a garage floor coating project is smart. But knowing how to actually compare them is the hard part — because quotes that look similar in price can represent completely different work, products, and expected outcomes. Here's what to evaluate beyond the dollar amount.
The Four Things That Actually Matter
1. Prep Method
This is the most important variable — and the most commonly skipped on cheap quotes. Ask every contractor: "Do you diamond grind or acid etch?" Diamond grinding mechanically opens the concrete surface for a direct chemical bond. Acid etching is cheaper and faster but delivers a significantly weaker surface profile. Any quote that doesn't specify diamond grinding should prompt this question directly. A contractor who uses acid etching isn't wrong that it's cheaper — it just won't hold as long, especially in Texas heat.
2. Product Type
Standard epoxy and polyaspartic are both "epoxy floor coatings" in common parlance — but they behave very differently in Katy TX's climate. Ask: "Is your topcoat UV-stable polyaspartic?" Standard epoxy yellows and loses adhesion under Texas UV. Polyaspartic doesn't. A quote using standard epoxy may be cheaper today — but if it fails at year 3, you've paid twice.
3. System Layers
Full broadcast flake (base coat + full flake broadcast + topcoat) vs single coat vs roll-and-go kits are completely different products. Ask: "How many coats and is this a full broadcast flake system?" A single-coat system applied with a roller costs less to install — and also lasts a fraction as long.
4. Warranty
Ask what the warranty covers and for how long. "Lifetime warranty" requires reading the exclusions. Ask specifically: "What voids the warranty?" A warranty that's voided by normal vehicle parking isn't a warranty.
