The good news: a professionally installed polyaspartic garage floor coating in Texas requires almost no maintenance to look great for 15–20 years. The bad news: "almost no maintenance" still means something. Here's a realistic schedule and what to watch for.
Weekly / As-Needed
- Sweep or blow out sand, dirt, and grit — abrasive particles dragged underfoot are the primary source of micro-scratches over time
- Wipe up chemical spills (brake fluid, transmission fluid, battery acid) immediately — these will attack the topcoat if left sitting
- Blot fresh oil leaks before they spread
Monthly
- Mop with warm water and a few drops of dish soap or a neutral-pH floor cleaner
- Use a soft-bristle push broom or microfiber mop — not string mops that drag grit
Quarterly
- Degrease any areas with oil buildup under parked vehicles
- Inspect edges along walls for any sign of separation or lifting — catch it early before water gets underneath
- Check expansion joints and cracks — if filler is cracking or lifting, address it before it becomes a water infiltration point
Annual Inspection
- Look for topcoat wear or dulling in high-traffic areas (tire paths, door entry area)
- Check for any UV yellowing — this should not occur with polyaspartic but will occur with a standard epoxy topcoat
- Look for lifting or delamination at transition points (garage door threshold, step edges)
Texas-specific note: Sand and grit tracked in from outside is the #1 enemy of your topcoat in the Houston area. Keeping a door mat and sweeping regularly will extend topcoat life significantly — it's not dramatic, but it adds years.
What Maintenance Won't Fix
If your coating was installed over an unground slab (acid etch or no prep), it will eventually peel regardless of how well you maintain it. If it was installed with a non-UV-stable topcoat, it will yellow. These are product failures from installation — not maintenance issues. If you're seeing these problems in the first few years, the fix is a proper reinstall, not more cleaning.
