You'll hear both terms from contractors and on product websites. Polyaspartic. Polyurea. Sometimes used interchangeably, sometimes as marketing variations of the same thing. But for Texas garage floors, the distinction matters — and knowing it will help you choose the right product and the right contractor.
The Chemistry Explained Simply
Polyurea is the parent category of chemistry. It covers a wide range of fast-curing, flexible coatings used in everything from truck bed liners to industrial tank linings. Within polyurea, there are two main types:
- Aromatic polyurea: Derived from aromatic isocyanates. Fast cure, strong adhesion, relatively lower cost. However — aromatic polyurea is not UV-stable. It yellows and breaks down when exposed to sunlight.
- Aliphatic polyurea (polyaspartic): Derived from aliphatic isocyanates. Still fast-curing and strong, but UV-stable. The term "polyaspartic" specifically refers to aliphatic polyurea chemistry. This is what should be used in UV-exposed garage applications.
The key point: When a contractor says "polyurea," ask if it's aromatic or aliphatic. When they say "polyaspartic," that means aliphatic polyurea — UV-stable. If the answer is "I'm not sure" or they can't distinguish, that's a problem.
Side-by-Side Comparison
| Property | Aromatic Polyurea | Polyaspartic (Aliphatic Polyurea) |
|---|---|---|
| UV stability | No — yellows in sun | Yes — holds color long-term |
| Cure time | Fast (30–60 min) | Fast (4–6 hrs to walk, same day drive) |
| Flexibility | High | High |
| Heat resistance | Good | Excellent |
| Cost | Lower | 10–20% more than aromatic polyurea |
| Appropriate for TX garage | No (unless no UV exposure) | Yes |
Why Contractors Use the Terms Loosely
Some contractors say "polyurea" when they mean "polyaspartic" — they're using it as a marketing term to imply durability without being specific about chemistry. Others genuinely use aromatic polyurea systems and call them "polyurea" accurately — but those systems will yellow in a Texas garage. The way to protect yourself is to ask specifically: "Is this aliphatic or aromatic chemistry?" and "Is your topcoat UV-stable?"
What We Install
We install aliphatic polyaspartic systems — UV-stable base coat and UV-stable topcoat. In a Katy TX or Fort Bend County garage, this is the only chemistry that makes sense for the climate. If you're comparing quotes that include "polyurea" without specification, ask the question. The answer tells you a lot about the contractor.
