The two-car garage is the most common installation we do. Here is exactly what a standard Katy area two-car project looks like from start to finish.
Schedule an EstimateThe two-car attached garage is the standard residential configuration across Katy, Sugar Land, Cinco Ranch, and the surrounding communities. Most of the tract homes built in this area between 1990 and today include a two-car garage in the 400 to 500 square foot range. It is the job we do most often, which means we know exactly what to expect, what it takes, and what the finished floor should look like.
A standard two-car garage in the Katy area runs roughly 20 x 20 feet to 20 x 22 feet — 400 to 440 square feet of floor area. Some homes, particularly in Cinco Ranch and other Newland communities, have slightly wider two-car garages — 22 x 22 or 24 x 22 — which adds up to 480 to 528 square feet. The difference matters because material quantities scale with area.
We measure actual floor area rather than quoting off bedroom count or garage door count. Two single-door openings can enclose a wider floor than one double-door opening. We measure the real floor, including alcoves, utility areas, and any portion of the garage that is floored and accessible.
A standard two-car garage in Katy is completed in a single installation day. The sequence is:
The floor needs to be completely clear before the crew arrives. This means everything off the floor — vehicles, shelving contents, bikes, storage boxes, and any furniture. Wall-mounted items can stay, but items resting on the floor cannot. Freestanding shelving units attached to the wall need their bases cleared.
If vehicles need to be moved and you do not have another place to park them during the installation day, plan for that in advance. We typically need the floor clear by 7 or 8 AM on installation day, and vehicles cannot return to the floor until 48-72 hours after the topcoat is applied.
| System | Appearance | Typical Use Case |
|---|---|---|
| Full Flake — Standard | Multi-color vinyl chip, granite-like texture | Most residential two-car garages — the standard recommendation |
| Full Flake — Premium | Same appearance with two topcoats | Heavier use, desire for maximum longevity |
| Solid Color | Uniform pigmented color, glossy | Contemporary look, workshop aesthetic |
| Polyaspartic System | Flake or solid, UV-stable | Fast return to service, garages with direct sun exposure |
After a full flake installation, the two-car garage floor has a dense, uniform chip pattern across the entire surface with no visible bare concrete. The transition at the garage door threshold is clean — the coating terminates at or just inside the expansion joint. Wall edges are coated to within about an inch of the baseboard. The surface has a glossy sheen from the polyaspartic topcoat and a subtle texture from the chip layer that is visible up close but looks smooth from a distance.
The floor is brighter than bare concrete — the reflectivity of the finished surface improves ambient lighting in the garage noticeably, particularly in garages with standard overhead fluorescent or LED fixtures. Many homeowners mention the lighting improvement as one of the unexpected benefits.
The most consistent feedback from two-car garage owners in the Katy area falls into a few categories. First, cleaning is dramatically easier — sweeping takes a fraction of the time it did on bare concrete, and spills wipe up rather than soaking in. Second, the garage becomes a more usable space. Homeowners who previously avoided spending time in the garage start using it more once the floor looks finished and feels clean underfoot. Third, the durability holds up: floors installed several years ago look essentially the same as they did at installation with basic maintenance.
