Intact vs Disturbed Asbestos
Asbestos-containing materials in good condition that are not disturbed generally do not pose immediate health risk. Asbestos becomes dangerous when fibers are released.
Friable Asbestos
Friable ACM can be crumbled by hand and releases fibers easily. Deteriorating pipe insulation and spray-applied materials require prompt professional assessment.
Non-Friable Asbestos
Non-friable ACM such as floor tiles, roof shingles, and cement board has fibers bound in a matrix. Safe to leave in place if undisturbed and in good condition.
The Renovation Rule
If you are not going to cut, drill, sand, or disturb it and it is in good condition, you can often leave it in place with monitoring. Once disturbed, licensed abatement is required.
