Many Katy-area homes built before 1980 contain asbestos in 9"×9" vinyl floor tiles and the black tar-like adhesive (mastic) beneath them. Before diamond grinding for epoxy, that material must be properly identified and addressed.
What Is Asbestos in Floor Tiles?
Asbestos is a naturally occurring mineral fiber used in vinyl floor tiles and adhesives from roughly 1920 to the late 1980s. The 9"×9" black, tan, or dark-green tiles common in garages and basements are the biggest risk. The black mastic adhesive beneath any tile era can also contain asbestos. Intact asbestos-containing material is generally low-risk; grinding or scarifying it releases fibers — which is exactly why we check before we prep.
Why It Matters Before Epoxy
Diamond grinding — the surface prep required for a proper epoxy bond — pulverizes whatever is on the floor. If asbestos-containing tiles or mastic are ground without proper precautions, you get airborne fibers throughout your home and garage. A proper assessment before work begins protects your family and our crew.
Our Process
- Visual inspection — we identify tile size, color, era, and adhesive type
- Sample collection referral — we coordinate with a licensed Katy-area asbestos testing lab
- Abatement coordination — if positive, we refer to licensed abatement contractors and pause until clearance
- Surface prep — once cleared, diamond grinding and shot blasting proceed normally
- Epoxy installation — full system applied to bare, clean concrete
