Penetrating Sealers

Penetrating concrete sealers (silane, siloxane, or sodium silicate) fill the micropores of concrete and reduce moisture transmission. They do reduce radon entry to some degree by closing the pore pathways. However, they don't bridge cracks or control joints — where the majority of radon entry occurs — and they don't provide an impermeable membrane over the surface. They're a partial solution at best for radon reduction.

Topical Acrylic and Urethane Sealers

Acrylic and urethane topical sealers create a thin film (2–4 mils) on the concrete surface. They close micropores and provide light crack bridging but have poor abrasion resistance and crack readily over control joints with slab movement. For a garage floor, they peel and require frequent reapplication. Not a durable radon barrier for a working garage.

Epoxy: The Durable Radon Barrier

A professional epoxy system provides 30–50 mils of film build — 10–25x the thickness of a topical sealer. It bridges hairline cracks, fills control joints (with polyurea filler beneath), and creates an impermeable membrane across the entire slab surface. It's durable for vehicle traffic and the Houston climate. For a garage floor, epoxy is the only coating system that meaningfully reduces radon entry while also surviving as a functional floor.

Combined Approach: Best Results

Maximum radon reduction at the floor level: (1) polyurea crack injection at all cracks and control joints; (2) penetrating silicate primer to close deep pores; (3) high-build epoxy barrier coat; (4) decorative epoxy or flake system; (5) polyaspartic topcoat. This layered approach addresses every entry pathway. Combined with caulking at the slab-wall perimeter joint, this system can reduce radon entry through the floor by 50–80% based on EPA measurements of similar installations.
