Houston is one of the most moisture-challenging markets for concrete floor coatings in the country. High water table, heavy clay soils, and relentless humidity combine to create conditions where moisture vapor from below can destroy a coating that would last 20 years in a drier climate.
How Moisture Gets Into the Slab
Concrete is porous. All concrete slabs have some level of moisture vapor emission — water migrating upward from the soil through the slab to the surface. In Houston and Katy TX, this process is more intense than in most of the country because:
- The water table is shallow in many Fort Bend County neighborhoods
- Clay soil retains water and maintains ground moisture pressure against the slab
- Hot, humid air prevents evaporation from the slab surface during summer
- Frequent heavy rain events keep soil saturated for extended periods
What Happens When You Coat Over Moisture
A coating creates a vapor barrier. If the slab's moisture vapor emission rate (MVER) exceeds what the coating can handle, vapor pressure builds under the coating. This manifests as:
- Blisters or bubbles appearing under the surface (often within days to weeks of install)
- Sections of coating lifting completely from the slab
- Cloudy or milky appearance in isolated areas as moisture gets between coating layers
How we test for moisture: We use a calcium chloride test or an in-situ relative humidity probe to measure moisture vapor emission before coating. Most slabs in Katy TX pass without issue. Slabs near water intrusion, recent flooding, new construction, or with visible previous moisture damage get tested before we apply product.
Can You Fix a Moisture Problem?
Sometimes. If the moisture source is external (high water table, inadequate drainage), a moisture mitigation epoxy primer can be applied before the coating system to create a more vapor-tolerant barrier. This adds cost but can make coatings viable on slabs that would otherwise fail. We'll tell you upfront if your slab is a candidate for this.
