Why Pearland Is Especially Prone to Concrete Mold
Pearland sits in a low coastal plain between Brays Bayou and the Brazos River delta, at an average elevation of only 40–60 feet above sea level. Its soil profile — predominantly Aldine and League clay series — retains moisture at extraordinary levels. Combined with Brazoria County's near-tropical summer humidity and the legacy of Hurricane Harvey's catastrophic flooding, Pearland garages face some of the most challenging conditions for mold control in the Houston area.
Harvey deposited 20–40 inches of rain across Pearland over four days in 2017. Thousands of garages flooded, and many slabs absorbed water that still hasn't fully dissipated. This latent slab moisture continuously wicks to the surface, keeping bare concrete perpetually damp and providing the moisture mold needs to colonize and spread.
The Epoxy Mold Solution
Mold on a concrete garage floor cannot be solved by bleach alone. Surface cleaning kills visible growth but does not address the moisture migration that caused it. Within weeks or months, growth returns. The only durable solution is:
- Antimicrobial treatment to kill active colonies in the concrete pores
- A moisture-vapor-barrier primer to block upward wicking from saturated Brazoria County clay
- A sealed, nonporous epoxy topcoat that removes the substrate mold needs to regrow
Our Pearland Process
In-slab relative humidity probes (ASTM F2170) placed in your Pearland slab. We identify hotspots of elevated moisture and map mold distribution before touching anything.
EPA-registered antimicrobial applied to all surfaces, with full contact time. Combined with mechanical removal of visible colonies.
Diamond grinding to CSP 3 profile. For Pearland slabs with elevated MVER (common given the coastal clay), we may specify a high-build vapor barrier primer system before any epoxy.
Two-component moisture-vapor-barrier primer, antimicrobial epoxy base coat, full-broadcast decorative flake, and UV-stable polyaspartic topcoat that sheds water and resists humidity-driven degradation.
