Richmond's Unique Moisture Challenges
Richmond sits adjacent to the Brazos River, the longest river in Texas, which regularly overtops its banks during major rain events. Multiple Richmond neighborhoods have experienced slab flooding from river overflows in 1994, 2016, and 2017 (Harvey). For many Richmond homeowners, the garage floor has been saturated multiple times — and the Fort Bend County clay beneath the slab holds that moisture for extended periods, continuously wicking it upward through the concrete.
Older Richmond homes, particularly those near downtown and along the river corridor, also have lower slab quality — thinner, lower-PSI concrete poured during an era when vapor barriers were not standard below-slab practice. These slabs are highly permeable to moisture migration and especially prone to mold growth on bare concrete surfaces.
Treating Mold vs. Just Cleaning It
The difference between a lasting solution and a temporary fix comes down to two things: killing the mold in the concrete pores (not just the surface), and eliminating the moisture pathway that sustains it. Bleach cleaning accomplishes neither — it removes visual growth but leaves a wet, porous substrate behind. Within months, growth returns.
Our approach combines antimicrobial chemistry that penetrates the concrete with a moisture-vapor-barrier primer system that physically blocks the upward wicking that keeps Richmond slabs wet. Epoxy then provides a sealed, nonporous surface mold cannot colonize.
Our Process
In-slab RH probes per ASTM F2170. We identify peak moisture zones and map mold growth patterns before beginning any work.
EPA-registered product applied to all affected surfaces. Full dwell time before mechanical prep — killing mold in pores, not just on the surface.
For older Richmond slabs, we may apply a penetrating densifier before epoxy to stabilize soft or porous concrete. Diamond grinding to CSP 3 profile follows.
