Asbestos Risk in Cypress-Area Homes
Cypress experienced its first major growth wave in the 1960s and 1970s along what is now US-290 and FM 1960. Neighborhoods like Cypress Creek, Lake Shadows, Lakewood, and Village Creek were developed during the period when 9×9-inch vinyl asbestos tile (VAT) and asbestos-containing mastic were standard residential flooring materials. Homes built before 1980 in these communities have a high likelihood of containing ACM in garages, utility rooms, and below linoleum in kitchens and bathrooms.
More recently developed areas of Cypress — Stone Gate, Cypress Creek Lakes, Bridgeland — were built post-1990 and carry minimal asbestos risk. However, renovations to older structures in the area sometimes reveal multiple layers of flooring, with the original 9×9 tiles or black mastic buried underneath.
What Triggers Asbestos Exposure Risk
Asbestos tiles that are intact and in good condition pose minimal risk. The problem arises during:
- Grinding or sanding tiles or adhesive (common during DIY epoxy prep)
- Chipping out cracked or damaged tiles with power tools
- Demolition of the entire floor during renovation
- Harvey or other flood damage that caused tiles to loosen or delaminate
We see a steady stream of Cypress homeowners who started a DIY epoxy project, rented an angle grinder, and unknowingly disturbed ACM. We help with both the remediation and the epoxy finish.
Our Process
We visit your Cypress property, photograph suspected ACM, and collect samples for certified lab analysis. We do not disturb anything until results are in hand.
If asbestos is confirmed, we provide a written scope: encapsulation vs. removal, disposal logistics to a licensed Harris County facility, and a fixed price.
Diamond grinding or shot blasting to remove adhesive residue and establish proper concrete surface profile (CSP 3+) for epoxy adhesion.
Moisture-vapor-barrier primer, color base coat, decorative flake or solid finish, UV-stable polyaspartic topcoat — engineered for Cypress's heat and humidity.
