Asbestos in Pearland's Older Neighborhoods
Pearland developed in waves, beginning in the 1960s along FM 518 and TX-35. The original Old Townsite and early Barry Rose Road neighborhoods contain homes built squarely in the asbestos era (1960–1980). Vinyl asbestos tile (VAT) in 9×9-inch format was the dominant hard flooring product in residential construction throughout this period, installed in garages, utility rooms, hallways, and kitchens.

Homeowners in these newer communities are unlikely to encounter ACM in tile form, though black mastic appeared in some products through the mid-1980s.
