Incorporated in 1837, Richmond contains housing stock that spans nearly two centuries. Downtown Richmond and the surrounding streets include bungalows, craftsman homes, and mid-century ranches many of which were built or substantially renovated during the peak asbestos era (1940–1978). Vinyl asbestos tile (VAT) — the 9×9-inch variety — was installed in millions of Texas homes as a low-cost, durable flooring solution.
The George Ranch area and outer Richmond subdivisions developed later and carry less asbestos risk, but homeowners renovating original downtown structures frequently encounter multiple flooring layers with asbestos-containing materials (ACM) in the lower strata.
Richmond's proximity to the Brazos River also means many older slabs have experienced repeated flood exposure, which accelerates tile and adhesive deterioration — increasing the risk of fiber release during any flooring work.
Identifying Asbestos-Era Materials
The most common ACM we find in Richmond homes includes:
- 9×9-inch vinyl floor tiles (usually cream, tan, or marbled pattern)
- Black cutback adhesive (mastic) beneath vinyl and linoleum
- 12×12-inch composite tiles from the early 1980s
- Sheet vinyl with asbestos-containing backing
Visual inspection is never sufficient for identification — only certified lab analysis confirms the presence of asbestos. We collect samples correctly to avoid cross-contaminating other areas of the home.
